The technology
Zion Shores runs on UNIT Surf Pool — a pneumatic system from Baden-Wurttemberg. UNIT builds two related deep-water platforms. The Standing Wave uses a shaped nozzle and pumped water column to hold a stationary face, letting riders use real shortboards, not sheet-wave foam. The new 50-metre Dynamic Wave uses a pneumatic driver to send a traveling wave down a purpose-built reef bay for longer rides.
Zion Shores is being developed on 65 residential lots outside Zion National Park, with lots listed from $1.5 million and homes expected to enter the short-term rental pool through owner listings. The first phase brings the UNIT Standing Wave online in 2026, with the 50-metre Dynamic Wave, PerfectSwell lagoon and remaining amenities phased in behind it. It is the first commercial 50-metre UNIT Dynamic Wave installation in the world, and the surf pool anchors the community's amenities.
