Whole ownership

The company or its entity holds title to the residence outright. The strongest control, and the structure most communities are built around, but surf access terms for entity owners must be confirmed per community.

Fractional and membership

Where offered, fractional interests or club memberships spread cost across the year. Availability is community-specific and often limited; we only list it where the developer confirms the structure exists.

Developer programs

Some projects run managed programs bundling a residence with hospitality, rental management or event services. Terms are negotiated per buyer and verified before we describe them.
