The lowest verified entry price in the WPP Real Estate Index is currently $1,625 at Atlantic Park Living. Unknown pricing is never estimated or published as fact. WPP Ownership Scores rank communities on nine weighted factors, led by surf access at 25% and wave quality at 20%. A score publishes only when at least 40% of weighted factors are verified at source, and none of the 15 tracked communities has reached that bar yet. Rankings are never adjusted for commercial relationships.
It depends on the community. Rules range from unrestricted short-term rental programs to minimum stay requirements and full prohibitions. Each community profile carries its rental status once verified, and we add a Rental column to this index as soon as rules are confirmed at source. Read the rental rules on each profile before buying.
Inclusions vary widely. Some communities include surf sessions with ownership, others sell memberships separately, and a few grant owner-priority booking on a public lagoon. 10 of the 15 communities we track run a private surf model. The Surf access column shows each community's model, and each profile details exactly what ownership gets you in the water.
Some communities permit corporate or LLC purchase structures while others restrict ownership to individuals. We have not yet confirmed corporate ownership at source for any community in the index. Wave Pool Party never provides tax, legal, or investment advice; structures vary by jurisdiction, so verify with local counsel.
Methodology and data policy
Every community in the index is independently researched by the WPP Real Estate Desk from developer releases, planning filings, official sales materials, and direct outreach. Data is reviewed quarterly.
