1. The Desperado at Waco Surf, Texas
The only community on this list attached to a wave that has already hosted world-class competition. Southern California's first commercial Wavegarden Cove anchors a full resort with for-sale villas, a hotel and serious food and beverage. The Coachella Valley location gives it the strongest non-surf amenity base on the list. Pricing and unit mix evolve by release, so verify the current approved residential program rather than the headline count.
3. Zion Shores, Utah
The first full-length UNIT Dynamic Wave installation, set in red rock country twenty minutes from Zion National Park. The homesite program offers the most dramatic setting in American surf real estate, and southern Utah land fundamentals are a genuine part of the story. The technology is the newest on this list, which cuts both ways.
4. Austin Surf Club, Texas
Discovery Land Company building around a Kelly Slater Wave Co. basin near Austin is the strongest developer-and-technology pairing in the pipeline. It ranks fourth only because membership structures, home counts and pricing are not yet fully published. When they are, expect this to move.
5. Ocean Kamp, Oceanside, California
An approved surf-anchored district on the San Diego County coast with genuine scale. It ranks fifth because approval is not construction and the for-sale component is one slice of a much larger mixed-use program. For patient buyers who want coastal California, this is the one to track.
